Homes
Single-family, inherited, vacant, occupied, or repair-heavy.
Property acquisition | Tampa Bay first
SwifMo reviews homes, land, multifamily, mobile homes, commercial property, and unusual situations in any condition. We consider properties nationwide, with our first acquisition focus in the Tampa Bay region.
Quick property review
You do not need a perfect file or a repair estimate. Start with what you know. We can work through missing details together.
What we review
Clear title and perfect condition are not prerequisites for a conversation. They are facts we identify and solve for during review.
Single-family, inherited, vacant, occupied, or repair-heavy.
Duplexes, apartments, mixed-use, and income property.
Buildable lots, acreage, infill parcels, and development sites.
Homes with land, parks, and manufactured housing opportunities.
Retail, office, industrial, hospitality, and special-use property.
Unusual situations are welcome. Tell us what you have.
Initial acquisition market
Our first advertising and field work will concentrate on Pasco, Hillsborough, Pinellas, Hernando, and Polk counties. Property owners elsewhere in the United States can still submit a lead for review, partnership, or referral consideration.
How it works
Start with the address, approximate payoff, and the price you have in mind.
We look at public records, condition, income, title, and realistic ways to structure a purchase.
If there is a fit, we explain the price, timing, funding, and obligations before you decide.
Straight answers
No. Depending on the property and your goals, a proposal may use cash, third-party financing, seller financing, a partner, or an assignment. The actual structure is disclosed in writing.
No repair is required to ask for a review. Condition affects price and structure, so accurate photos and facts help us respond responsibly.
No. Sterling Capital may act as a principal buyer or disclose another contractual role. Get independent legal, tax, and real-estate advice before signing.
No. It is an inquiry. Any proposal remains subject to title, inspection, valuation, financing, internal approval, and final written terms.
Know of a property?
Select “I know of a property” in the form and share only information you have permission to provide. We are designing a compliant referral partner program, but no payment is promised until written program terms and applicable licensing rules are satisfied.
A referrer must not advertise, negotiate, show property, advise a seller or buyer, handle funds, or represent either side on our behalf.
Money today. Momentum tomorrow.
Start with the address and the numbers you already know.
